Buying a Historic Home in Druid Hills: What to Know Before You Buy

Shaded walking trail through Fernbank Forest in Druid Hills, Atlanta

Druid Hills is one of Atlanta’s most beautiful neighborhoods: winding streets designed by the firm of Frederick Law Olmsted, early-1900s homes on big wooded lots, Fernbank Forest and Emory University right next door. It’s also a neighborhood where a little homework before you buy goes a long way. Here’s what I walk my buyers through, one step at a time.

Step 1: Get fully pre-approved

Over the past 12 months, the median sale price for single-family homes in Druid Hills was $1,045,000, and homes sold in a median of just 20 days, according to FMLS. A full pre-approval, not just a pre-qualification, lets you move the day the right home lists. At this price point, ask your lender early whether you’ll need a jumbo loan.

Step 2: Know which side of the city line you’re on

Most of Druid Hills is in unincorporated DeKalb County, but one section is inside the City of Atlanta. That one detail changes your city services, your school district and some of your rules. Before you fall in love with a house, confirm exactly where the address sits.

Step 3: Confirm the school zone

Most homes are zoned for DeKalb County Schools, including Fernbank Elementary, Druid Hills Middle and Druid Hills High. Homes inside the City of Atlanta go to Atlanta Public Schools. School lines can change, so always check the specific address with the district.

Step 4: Learn the historic district rules

Druid Hills is on the National Register of Historic Places, and the DeKalb County section is also a local historic district. That means exterior changes like additions, new windows and doors, porches, decks, fences, driveways and new construction need a Certificate of Appropriateness from the DeKalb County Historic Preservation Commission. If you’re dreaming of a big renovation, find out what’s allowed before you make an offer. Inside the City of Atlanta section, ask the city about its own rules.

Step 5: Inspect the house, and the trees

Many Druid Hills homes are close to 100 years old. Along with a full home inspection, add a sewer scope and have the foundation, roof, wiring and plumbing checked. Those beautiful big trees are part of the charm, but have an arborist look at any large trees near the house, too.

Step 6: Budget for older-home costs

Older homes can mean higher insurance quotes, plaster walls, original windows and systems that may need updating soon. Get an insurance quote during your inspection period, and keep some money set aside after closing.

Step 7: Plan for DeKalb County taxes

Whether your home is in the city or not, Druid Hills is in DeKalb County. Look up the current property taxes on any home you’re considering, and file your homestead exemption after you close to lower your bill.

Step 8: Walk it before you buy

Visit on a weekday evening and a weekend morning. Walk Olmsted Linear Park along Ponce de Leon Avenue, explore the trails at Fernbank Forest, and grab a coffee in Emory Village. You’ll get a real feel for the streets, the traffic and the neighbors.
