A little history

Covington was founded in 1822 as Newtonsboro and renamed a few months later for Leonard Covington, a general in the War of 1812. It became a city in 1854. The Newton County Courthouse, built in 1884 and listed on the National Register of Historic Places, still anchors the square. Long known as a city of beautiful homes, Covington became a favorite of film crews, with In the Heat of the Night, The Dukes of Hazzard, The Vampire Diaries and much of My Cousin Vinny shot here, which is how it earned the nickname Hollywood of the South.

What it’s like to live in Covington

Life in Covington centers on the square. Boutiques, cafés and local restaurants ring the courthouse, and the square hosts concerts, festivals and seasonal celebrations through the year. Fans of film and TV can spot familiar locations around downtown. Oxford, home to Oxford College of Emory University, sits just north of town. Most residents drive, with I-20 as the main route west to Conyers and Atlanta and east toward Madison.

Homes and prices

Near the square you’ll find historic Southern homes, surrounded by established neighborhoods with ranches and traditional two-story homes, plus newer construction communities with larger lots farther out. In the Covington area, 915 homes sold over the past 12 months (Nov 2025–Oct 2026) at a median of $305,000, with a median of 33 days on the market and homes selling at about 100% of list price. There were 404 homes for sale in October. Many Covington addresses are in unincorporated Newton County, so confirm city limits for taxes and services.

Who Covington fits

Covington fits buyers who want a walkable historic downtown, more space for the money and a small-town pace. It works well for people who work east of Atlanta, have a hybrid schedule or are ready to trade a shorter commute for a bigger yard. If you need a daily rush-hour drive downtown, test I-20 first.

My step-by-step guide to buying in Covington

Step 1: Get pre-approved

Talk with a lender before you tour. A pre-approval letter shows sellers you’re serious and tells you your real budget.

Step 2: Choose your part of Covington

Compare homes near the square, established neighborhoods and newer communities. Prices, lot sizes and HOA rules vary.

Step 3: Test the commute

Drive I-20 at the times you’ll actually travel, and check routes to work, school and the airport.

Step 4: Check city limits, schools and districts

Confirm whether the home is in the City of Covington or unincorporated Newton County, look up school assignments, and ask whether it’s in a historic district.

Step 5: Tour and compare

See several homes so you know what your budget buys. I’ll pull recent sales for each street.

Step 6: Make a smart offer

With homes selling near list price and a median of 33 days on market, price and terms both matter. I’ll help you set them.

Step 7: Inspect and close

Get a full inspection, and add a sewer scope for older homes. Then review HOA or district rules and get ready for closing.
