A little history

Ashview Heights grew in the 1910s as the streetcar reached the area. Developer Herman Perry built homes and offered mortgages to Black families at a time when they were hard to get, giving Black Atlantans room to grow west of the city. Perry also deeded land to the city for Booker T. Washington High School, Atlanta’s first public high school for Black students, which opened in 1924. Built for 2,000 students, it had nearly 6,000 within a decade, and its alumni include Dr. Martin Luther King Jr.

What it’s like to live in Ashview Heights

Ashview Heights is a quiet residential neighborhood with a big neighbor: the Atlanta University Center, home to Morehouse, Spelman and Clark Atlanta University. Front porches, mature trees and early 1900s homes line its streets, and West End’s food hall, restaurants and the breweries at Lee + White are close by. The neighborhood is still changing, with renovations and new investment alongside long-time residents.

Homes and prices

You’ll find Craftsman bungalows, cottages with deep front porches, renovated historic homes and some newer infill. Only a handful of homes sell under the Ashview Heights name each year, so I look at ZIP 30314 for a bigger picture: 147 homes sold across the ZIP at a median of $270,000 over the past 12 months, with a median of 34 days on the market. Prices vary a lot between move-in-ready homes and ones that still need work.

Who Ashview Heights fits

Ashview Heights tends to fit buyers who want a historic home at a lower price point, love being close to the AUC and Downtown, and are excited about a neighborhood with deep history that’s still growing. If you want a finished, polished streetscape on every block, another neighborhood may fit better.

My step-by-step guide to buying in Ashview Heights

Step 1: Get fully pre-approved

Know your budget and monthly payment before you tour so you can move when the right home comes up.

Step 2: Ask about down payment help

First-time buyers may qualify for Georgia Dream or City of Atlanta down payment programs. Ask early, since some have income limits.

Step 3: Compare renovated and unrenovated homes

Renovated homes and homes that need work can be priced very differently. Decide how much work you want to take on and get contractor estimates.

Step 4: Inspect older homes carefully

Many homes are about 100 years old. Plan for a full inspection and a sewer scope, and ask what has been updated and whether permits were pulled.

Step 5: Check the school zone

Ashview Heights is in Atlanta Public Schools. Confirm the zone for the exact address.

Step 6: Walk the blocks

Conditions can vary from street to street. Walk your street and the blocks around it on a weekday and a weekend.

Step 7: Spend time in the neighborhood

Walk the AUC campuses, visit Washington Park and explore West End. It’s the best way to see if Ashview Heights feels like home.
