The True Cost of Overpricing Your Home in Metro Atlanta

The June 2026 numbers are in, and they tell a clear story about pricing strategy in today's market. Metro Atlanta now sits at 3.6 month supply, up 9.1% year over year, putting sellers in a market that still favors them, but only if the price is right from the start. 

The median sales price landed at $489,990, holding flat compared to June 2025. That stability signals a market finding its footing after years of rapid swings. Closed sales dropped 10.1% year over year to 3,632 homes, while new listings ticked up slightly to 6,140. Homes are also moving a bit faster overall, with median days on market down one day to 28.

But the headline number is the failure rate. Four out of every 10 listings in metro Atlanta expired or were withdrawn without selling. That's not a small margin. It's a sign that a large share of sellers are misjudging the market, and paying for it.

Two Very Different Outcomes

Break the market into two groups, priced correctly and overpriced, and the gap becomes obvious.

Homes priced right join what's being called the "100% Club," selling for 100% of list price. These homes move in a median of just 11 days. That's a fast sale that favors the seller, with strong buyer interest and minimal negotiating leverage lost.

Overpriced homes tell a different story. They take a median of 87 days to sell, nearly eight times longer, and that extended timeline shifts leverage firmly to the buyer.

Worse, 42.4% of sellers in this category ended up reducing their price just to secure a contract. The median price cut required was $30,900.

What This Means for Sellers

The data makes the case plainly. In a market with rising supply and buyers who have more options, correct pricing from day one isn't just a nice to have, it's the difference between a clean, fast sale and months of sitting on the market likely followed by a significant price cut.
