Castleberry Hill is a fit if you want authentic loft living, a creative arts scene, and the stadium, arena and MARTA within walking distance. It’s one of the few intown neighborhoods where a first-time buyer can still own a historic loft, often for less than a starter home a few miles east.

I’m Shannon Williams, PhD. I spent about 20 years in education before real estate, and I still work like a teacher: one clear step at a time, no question too basic. I’ve helped nearly 300 families buy and sell in Atlanta, and first-time buyers in intown neighborhoods are my specialty. Call or text me anytime at 404-643-2013.

Where is Castleberry Hill?

Castleberry Hill is a historic arts district on the southwest edge of Downtown Atlanta, in ZIP code 30313, next to Mercedes-Benz Stadium, State Farm Arena and Centennial Yards. Named for 19th-century grocer Daniel Castleberry, it grew up as a district of cotton warehouses and rail lines. It was listed on the National Register of Historic Places in 1985 and became a City of Atlanta Landmark District in 2006. Today it’s known for galleries, film shoots and the monthly Second Friday Art Stroll.

Homes in Castleberry Hill

Most homes here are lofts: condos inside converted warehouses and factories, plus some newer loft-style buildings and a handful of townhomes. Expect exposed brick, timber beams, 12- to 14-foot ceilings and big industrial windows. In Q3 2026, the median sale price for attached homes (lofts, condos and townhomes) in ZIP 30313 was $316,000, according to FMLS.

For first-time buyers, three things matter most:

  • HOA dues. Every loft has them. Ask what’s included and how healthy the reserves are.
  • Condo financing. Some buildings don’t meet FHA or conventional lender rules. I check approval status before you fall in love.
  • Parking and noise. Event days near the stadium are busy, so gated or deeded parking matters.

Getting around

MARTA’s Garnett and Five Points stations are a short walk, and Downtown, Centennial Olympic Park, I-75/85 and I-20 are minutes away. Hartsfield-Jackson Airport is about 15 minutes by car or a direct MARTA ride.

Tips for first-time buyers in Castleberry Hill

  1. Get pre-approved first, and tell your lender you’re shopping for a condo or loft.
  2. Ask for each building’s HOA budget, reserves and rental rules early.
  3. Visit on a weekday evening and on an event day.
  4. Check the parking: deeded, assigned, gated or street.
  5. Look up historic district rules before planning exterior changes.
  6. Ask about Atlanta and Georgia down payment assistance; some lofts qualify.
